Vacation Property Management – Hilton Head Island, SC (South Carolina) – I have a service of offering Management, Promotions and Advertising for owners who own a Vacation Rental property on this wonderful, award winning, South Carolina Island.

My objective is to either offer you a new or different way of managing your Hilton Head Property.  My name is Kevin Martin and was an 11 year resident of HHI and now a 6-year owner of my own Vacation Condo Rental at the Beach and Tennis Resort at Folly Field Beach.  My wife and I love our unit and treat it as our own and not just a rental.  Our unit at the resort is Unit C250.

The goal is multi-faceted: (Online Vacation Website = VRBO, Homeaway, Airbnb, etc.)

  • Create your OVW for you and handle the day to day operation of that management.
  • Operate your existing OVW to take the pressure and day to day work away from you.
  • Generate and Operate multiple Internet and various Social Media outlets to promote your property and drive internet users to your OVW account.
  • Offer Placement and promotions on this website that adds yet another layer of ways to create more viewership to your rental.
  • Offer Internet promotion of our OVM through ads such as Google and Facebook.  Targeting the most popular audiences for HHI Rentals.

  • I have been managing my own condo 100% for 5 years and take care of every aspect.  From Feb. 1 – Oct. 1 I have run an 88% Occupancy Rate
  • As a Manager, you can work with someone who also owns a Vacation Rental and knows everything that it takes to bring Customer Satisfaction to both you and your Renters.
  • With my Plan you will have two Options:
  • 1) while using Airbnb and VRBO/Homeaway, you will get paid directly by these companies, therefore keeping your cash flowing.  You would be invoiced once a month for payment of services rendered.  Options are shown below.
  • 2) Fees for alternative marketing plans (shown below) will be billed outside of OVW methods
  • The key is to use alternate methods of of getting your Condo seen on the Internet.  I have the tools and know how to do that above and beyond the listing websites

  • Fee 10% of your Nightly Rate amount (not the tax or service fees associated with the rental)
  • I will need access to Account
  • Operating your VRBO/Airbnb, etc. website to optimize your Occupancy Goals
  • Schedule your Home Cleaning
  • Schedule and Email your Parking Passes (if needed)
  • Handle any of your Maintenance needs based upon request and as long as I have someone on hand to handle your service area (otherwise the burden is on the owner)
  • Email Home Instructional Details to Occupant before arrival
  • ~ No control of money will be handled by me

Online Vacation ManagementNew Set Up Service Needed

15% / year

No longer want your Present Vacation Property Management Company or you are new to having your Property on the Vacation Rental Market and want someone to start and run it for you?

  • Earning 15% of your Nightly Rate amount
  • I will set up your Online Account
    • I will need 48 hour full access to your property to handle Home Photos, Property Description, Area info, Video shoot, etc.
  • I will Provide Video and add it to your OVW, if applicable.
  • Video will also become part of my YouTube Channel, free of Charge = Explore HHI Vacation Videos
  • Operating your VRBO/Airbnb, etc. website to optimize your Occupancy Goals
  • Schedule your Home Cleaning

  • Very own Facebook® (FB) Fan Page created for you.  (see Unit C250 on Facebook for example)
  • Owner would have to initiate page and make me an Admin so I can have access to it for promotional needs
  • Facebook Page placed on this website Sidebar
  • I will promote your FB page and offer Posts to keep your FB friends engaged in your property
  • Facebook Ad Campaign can be launched into areas of your choosing (ex. OH, TN, GA, Etc.) – Add campaign cost will be billed back to owner. 
  • Links, as needed, to the proper locations on this site for extra SEO enhancements

Social Media Posting

$225.00 / year

Postings and Advertising your Condo on my Vacation Social Media Accounts throughout the year:

Postings will be added weekly, monthly and as often as I can, but within proper moderation without being “aggressive.”

Google Business Plan

$500.00 – one time fee

I can create you a Google Business Page for your Rental and have it implemented into Google Search Results.  I can also enhance that page to be added into Google Maps and add a specialized name to appear on Maps that can be clicked on that will lead to your OVW

See Example:

  • Google Business Page Result (click) – Will show your Rental in proper Search Engine results on Google and provide Contact details and link to your OVM site.
  • Google Maps Result (click) – “RentalVacationCondo” is the name I chose for my unit.  This process takes coordination with the unit owner and their island mail retrieval.  Location Verification needs to be performed through Google and Rental mailing address.  (will explain details 1 on 1)
  • Google Ad Campaign – You would get a web page created on this website as in the “Site Web Page” option and a campaign would be launched to areas, States of your wish.  The Campaign would direct people to view your web page to view and lead them to book online.
  • Youtube Video can be done and added to my Channel: Explore HHI Vacation Videos (click) – all as part of promotion and SEO tools that offer linkage back to your OVW.  Also, depending on your OVW, your video will be implemented into your site

Payment Options

Vacation Property Management will be invoiced monthly for Payment.  Payment can be handled in multiple ways based on Owner’s Preference.  Examples Below:

  2. PayPal Account for Condo (3% Service Fee applies)

  4. Facebook Money Transfer
  5. Check in Mail
